Decided it’s time for a new roof on your commercial or industrial building? There are many different options to choose from, so finding the one that’s right for your work space can seem overwhelming. Weigh the pros and cons of flat roofs, low-sloped roofs and pitched roofs.
Types of Commercial Roofs
The shape and materials of commercial roofs tend to differ greatly from that of residential roofs. There are three main types of commercial roofs that are typically available: flat, pitched and low-sloped roofs.
One of the main advantages of choosing a flat roof is that they are incredibly cost-effective. That is because they require fewer materials than sloped roofs, in addition to being quicker and easier to install. These types of roofs also allow for solar panels and satellite dishes to easily be installed. While these roofs are easy for workers to maintain and repair, the greatest issue is their poor drainage abilities. This can lead to leaking if not properly addressed.
Some of the most common materials used for these types of roofs include EPDM, PVC and TPO.
A low-sloped roof is commonly found in warehouses, apartment buildings and factories. These roofs look similar to flat roofs but have a small pitch to prevent rainwater from pooling and causing leaks or damage. Due to the fact that these roofs lack a high slope, they require fewer supplies and tend to be quite cost-effective to install. Much like flat roofs, a low-sloped roof is fairly easy for roofers to work on, making maintenance less costly.
Low-sloped roofs tend to use the same materials as flat roofs.
One of the best advantages of a pitched roof is that its steep slope allows for proper drainage when it rains, reducing the need for more frequent repairs. However, its steep incline makes it harder to perform needed repairs when the time does come, which can increase the cost of maintenance.
Commonly used materials for pitched roofs include clay tiles and asphalt shingles.
