Residential & Commercial Flat Roofing Services
We provide flat roof installations & repairs throughout the Tampa and Sarasota areas
Flat roofing is a popular choice for commercial buildings, but it can also be a stylish choice for many homes with low pitched roofs. Flat roof materials tend to be cheaper and easier to install than other roofs. They’re also known for easy maintenance.
Whether you’re familiar with flat roofing or simply exploring your options, Westfall Roofing can provide you with all the information you need to make the right decision for your home or commercial property.
Types of Flat Roofing Materials
There are many different types of flat roof materials available. The most common are:
- TPO (thermoplastic polyolefin)
- Modified bitumen
- Built-up roofing
Each material has its advantages. TPO roofing, for example, has a lighter color that helps reflect sunlight to improve energy efficiency. Modified bitumen has high tensile strength, making it unlikely to develop the kinds of cracks that tend to occur with other flat and membrane roofs. It is also rated against wind, fire, and hail so it’s less likely to sustain storm damage.
Some flat roofing materials are optimal for commercial buildings, such as banks, office buildings, and factories, while other materials are suited for new homes or residential roof replacement projects. At Westfall Roofing, our flat roofing contractors know all the small details about flat roofs that can make a significant impact on the look and protection from your home or commercial building. Trust us to help you make the best choice for your needs and budget.
How Flat Roofs Reduce Your Costs
Commercial or residential, all roofing projects have cost considerations. Flat roofing can be an excellent option to help you save money upfront or down the road. Compared to some other roofing materials, flat roofs have lower materials and installation costs and require less upkeep and maintenance. Energy efficiency is also an important factor for roofing in Florida. Reflective flat roof coatings can reflect between 50% and 90% of sunlight. Preventing that solar energy’s absorption in the summer can help keep your home cool and energy bills low.
Our residential and commercial roofing contractors in Tampa and Sarasota provide a full spectrum of flat roofing services. From roofing installations to repairs as well as price estimates and advice about materials, we’re here to help you achieve a custom, high-quality flat roof.
Flat TPO roofs are underlaid with high-density styrofoam or cover boards for insulation.
TPO and PVC flat roofs feature heat weldable materials that are resistant to leaks.
TPO and PVC roofing’s light color reflects UV rays to boost energy efficiency.
Considering a flat roof installation in Tampa or Sarasota? Here's what you need to know when selecting your flat roof material
Built-up Roofing (BUR) Has a Long History of Success
This “old-school” flat roof treatment involves the application of roofing felt (tar paper) and asphalt-based roofing tar, often in multiple layers. A top layer of gravel or a reflective coating is required to cut down on heat gain and improve durability. Maintenance and repair work usually call for more felt and coating layers to be applied. Over time, this adds weight to the roof and increases the mess and expense of its eventual removal. Though BUR remains an economical option, it can’t compete with more modern flat roofing materials in terms of low maintenance, lightweight, and durability.
Modified Bitumen Roofing Adheres to the Surface
Modified bitumen works well on residential and small-scale commercial roofs. Because it comes in 3-feet-wide rolls, modified bitumen roofing is easy to handle and apply. The rolls are usually heated with a torch to seal seams and adhere the asphalt material to the substrate and flashing. The roof surface gets a reflective coating for durability and to reduce heat absorption from solar rays. While it remains popular, many homeowners have turned to other options, such as EPDM and TPO.
EPDM Roofing Can Last 20 Years
Although it has an exotic chemical name, ethylene propylene diene monomer, EPDM has the look and feel of everyday rubber. EPDM comes in large rolls and is well-suited to large, flat roof surfaces, providing the substrate is clean and uniform. The flexible rubber material is glued to the roof substrate and adjacent EPDM sections. Installation is also performed with mechanical fasteners when possible. An EPDM roof can easily last 20 years with little maintenance. However, its dark tone can absorb heat from the sun. To prolong the life of this single-ply roof and also reduce cooling costs, a reflective top coating is often applied. You can also upgrade to an EPDM membrane with a reflective white top layer.
PVC Roofing Offers Top Performance for a Premium Price
This single-ply roofing material is made from polyvinyl chloride, the same high-performance plastic used in plumbing pipes. Like EPDM, PVC is most frequently used on larger commercial roofing jobs. Seams between PVC sheets are welded together with a specially designed heat gun. The resulting membrane is impermeable to moisture, with excellent durability. Because PVC roofing is naturally white, it has excellent heat-reflective qualities without any coating or extra treatment.
TPO Roofing Is a Light, Affordable Single-Ply Option
TPO is short for thermoplastic polyolefin, the chemical composition of this fabric-like single-membrane system. TPO is a newer roofing technology that’s still being refined by different manufacturers. The material comes in rolls of various sizes, making it suitable for a variety of flat roof projects. It can be installed with adhesives, mechanical fasteners, or heat welding. Like EPDM and PVC roofing, TPO requires a clean, uniform substrate. Unlike metal roofs, TPO can’t be installed directly over existing roofing material. TPO usually costs less than EPDM or PVC, but it doesn’t have as long of a track record. TPO material most often comes in a white color, which does an excellent job of reflecting solar radiation.
